Monthly Residential Statistics – For the Month of December 2016 Barrie & District Association of REALTORS® 

“We saw record sales in 2016. This shows the importance of using a local professional REALTOR® when  buying or selling your home. 

 City of Barrie ‐ Within the City of Barrie, detached residential properties posted an average selling price for  the month of December 2016 of $502,641 an increase of 28% over December 2015. 

Residential townhouse, link, and semi‐detached homes in the City of Barrie posted an average selling price  of $347,552 in December 2016, a 21% increase over December 2015.  Condominium sales average for the City of Barrie for the month of December 2016 was $398,909, a 78%  increase compared to December 2015.  Essa Township  

In Essa Township, detached residential properties posted an average selling price of $443,114 in December  2016, an increase of 46% over December 2015. 

Town of Innisfil  Detached residential properties in the Town of Innisfil posted an average selling price of $496,876 in  December 2016, an increase of 39% over the month of December 2015. 

Oro‐Medonte Township  The average selling price for detached residential properties in Oro‐Medonte in December 2016 was  $650,757 an increase of 34% over December 2015. 

Springwater Township  Detached residential homes in Springwater Township posted an average selling price in December 2016 of  $557,857an increase of 13% over December 2015

Barrie home sales smash previous October record

Barrie home sales (Residential) in October 2016, an increase of 20.2 per cent from October 2015. This was the highest October on record by a wide margin.

Within the City of Barrie, sales activity rose 17.6 per cent on a year-over-year basis. The City of Barrie saw 274 residential sales in October. A year-over-year increase of 22 per cent was recorded in surrounding areas, where sales activity totalled 228 units.

For the district as a whole, year-to-date sales totalled 5,372 units over the first ten months of 2016. This is up 15.6 per cent from the same period in 2015.

 

The year-to-date average price for all homes sold via the Association’s MLS® System was $432,280, up 16.7 per cent from October 2015.

The year-to-date average price figure for homes sold within the City of Barrie was $409,015. This was an increase of 18.3 per cent compared to the average selling price in the first ten months of 2015.

The year-to-date average price figure for the surrounding areas in 2016 was $464,321, an increase of 13.6 per cent from the average selling price in the first nine months of 2015.

The dollar value of all home sales in October 2016 was $221 million, jumping 40.9 per cent from year-ago levels.

New residential listings rose 11.2 per cent from October 2015 to 646 units in October 2016.

 

Sales of all property types in the Barrie region numbered 520 units in October, up 25.3 per cent compared to October 2015. The total value of all properties sold in October 2016 was $238.4 million, up 45.5 per cent on a year-over-year basis.

September 2016 Barrie Market Stats

Barrie home sales (Residential) numbered 580 units in September 2016, an increase of 28 per cent from September 2015. This was the highest September on record by a wide margin.

Within the City of Barrie, sales activity rose 4.6 per cent on a year-over-year basis. The City of Barrie saw 275 residential sales in September. A year-over-year increase of 41.3 per cent was recorded in surrounding areas, where sales activity totalled 301 units.

For the district as a whole, year-to-date sales totalled 4,891 units over the first nine months of 2016. This is up 15.2 per cent from the same period in 2015.

The year-to-date average price for all homes sold via the Association’s MLS® System was $432,280, up 16.7 per cent from September 2015.

The year-to-date average price figure for homes sold within the City of Barrie was $406,260. This was an increase of 18.3 per cent compared to the average selling price in the first nine months of 2015.

The year-to-date average price figure for the surrounding areas in 2016 was $462,360, an increase of 13.5 per cent from the average selling price in the first nine months of 2015.

The dollar value of all home sales in September 2016 was $264.4 million, jumping 47.8 per cent from year-ago levels.

New residential listings rose 2.4 per cent from September 2015 to 712 units in September 2016.

 

Sales of all property types in the Barrie region numbered 609 units in September, up 28.5 per cent compared to September 2015. The total value of all properties sold in September 2016 was $276.4 million, up 48.2 per cent on a year-over-year basis.

August 2016 Barrie Market Stats

Within the City of Barrie, detached residential properties posted an average selling price for the month of August 2016 of $454,920, an increase of 18% over August 2015.

Residential townhouse, link, and semi‐detached homes in the City of Barrie posted an average selling price of $337,889 in August 2016, a 22% increase over August 2015.

Condominium sales average for the City of Barrie for the month of August 2016 was $308,141, a 16% increase compared to August 2015.

Essa Township detached residential properties posted an average selling price of $534,486 in August 2016, an increase of 18% over August 2015.

Town of Innisfil Detached residential properties in the Town of Innisfil posted an average selling price of $519,227 in August 2016, an increase of 31% over the month of August 2015.

Oro‐Medonte Township The average selling price for detached residential properties in Oro‐Medonte in August 2016 was $592,570, an increase of 41% over August 2015.

Springwater Township Detached residential homes in Springwater Township posted an average selling price in August 2016 of $594,604 an increase of 34% over August 2015.

Barrie and District home sales post best July ever

Residential property sales numbered 578 units in July 2016, an increase of 6.6 per cent from July 2015.

 

This was a new record for July.Within the City of Barrie, sales activity fell eight per cent on a year-over-year basis.

 

The City of Barrie saw 289 residential sales in July. A year-over-year increase of 14 per cent was recorded in surrounding areas, where sales activity totalled 285 units.For the district as a whole year-to-date sales are running more than 10 per cent ahead of the same time last year. Sales are on track for a new annual record in 2016.

 

The year-to-date average price for all homes sold via the Association’s MLS® System was $426,613, up 16.5 per cent from July 2015.The year-to-date average price figure for homes sold within the City of Barrie was $400,782. This was a 17.2 per cent increase compared to the average selling price in the first seven months of 2015.The year-to-date average price figure for the surrounding areas in 2016 was $457,412, an increase of 14.1 per cent from the average selling price in the first seven months of 2015.The dollar value of all home sales in July 2016 was $263.4 million, rising 30.9 per cent from year-ago levels. This was the highest level of any July on record and marked the first July to reach more than $250 million.New residential listings were up nine per cent from July 2015 to 803 units in July 2016. This was a record for the month.Sales of all property types in the Barrie region numbered 600 units in July, up 7.5 per cent compared to July 2015. The total value of all properties sold in July 2016 was $270.9 million, up 31.7 per cent on a year-over-year basis.

of June 2016  of $474,273, an increase of 24% over June 2015.

Residential townhouse, link, and semi‐detached homes in the City of Barrie posted an average selling
price of  $325,872 in June 2016, a 20% increase over June 2015.

Condominium sales average for the City of Barrie for the month of June 2016 was $281,190, a 28%
increase compared  to June 2015.

In Essa Township, detached residential properties posted an average selling price of $455,283 in June 2016, an  increase of 28% over June 2015.

Town of Innisfil  Detached residential properties in the Town of Innisfil posted an average selling price of $507,084 in
June 2016, an  increase of 25% over the month of June 2015.

Oro‐Medonte Township  The average selling price for detached residential properties in Oro‐Medonte in June 2016 was

Barrie and District home sales post best month ever in May 2016

Residential property sales recorded through the MLS® System of the Barrie & District Association of REALTORS® Inc. numbered 659 units in May 2016, an increase of 5.4 per cent from May 2015. This was a new all-time record.

Within the City of Barrie, sales activity edged down 0.5 per cent on a year-over-year basis. The City of Barrie saw 373 residential sales in May. A year-over-year increase of 16 per cent was recorded in surrounding areas, where sales activity totalled 334 units.

Activity is on track to set a new annual record in 2016. Given increasingly tight supply, the balance of the year could see less eye-popping sales numbers but even stronger price growth, and May seemed to offer some early evidence of that.”

The year-to-date average price for all homes sold via the Association’s MLS® System was $415,443, up 14.4 per cent from May 2015. The year-to-date average price figure for homes sold within the City of Barrie was $391,345. This was a 16.4 per cent increase compared to the average selling price in the first five months of 2015. The year-to-date average price figure for the surrounding areas in 2016 was $444,505, an increase of 10.7 per cent from the average selling price in the first five months of 2015.

City of Barrie: detached residential properties posted an average selling price for the month of March 2016 of $424,655, an increase of 16% over March 2015.

Residential Townhouse, Link and Semi-Detached homes in the City of Barrie posted an average selling price of $323,945 in March 2016, a 25% increase over March 2015.
